THE CHARLESTON REAL ESTATE REBATE
IT IS YOUR MONEY, KEEP MORE OF IT AT CLOSING!
If a Buyer’s Agent tells you can’t get Full Service and a Charleston Real Estate Rebate – they are absolutely wrong. Charleston Homes For Sale has been providing Professional Full Services for Home Buyers along with Substantial Real Estate Rebates since 1998. Actually a few other local real estate companies also have started offering Charleston Real Estate Rebates, but we have not seen any as significant as ours.
Real Estate Rebates, aka Agent Commission Splits are now available in at least 40-states around the country. The fact is more and more Buyers are enjoying Professional Services plus Big Savings in the form of a nice Rebate at Closing, so it is a good idea to compare companies, compare services so you are getting the best deal when buying a home or other real estate..
If a Buyer’s Agent tells you their services are Free – that is not really the way it works. You see, the price you pay for the home you choose typically includes commissions for both the Listing Agent and the Buyer’s Agent. There is no extra cost to you for a good Buyer’s Agent working as you advocate because they typically earn the 2.5% to 3.0% commission offered by the Seller through the Realtors’ MLS system. Therefore while it is not a direct cost to you for your Buyers Agent, it is your money (or your mortgage loan) that is funding the the seller who is offering the Agent’s Commission in the first place. Can you give us a good reason why you would want a Charleston Real Estate Rebate?
Agent Commission Splits, (aka: “Real Estate Rebates”) are now available in 40 U.S. States including South Carolina.
The only states that still ban Real Estate Brokers from offering Agent Commission Splits are Alabama, Alaska, Iowa, Kansas, Louisiana, Mississippi, Missouri, Oklahoma, Oregon, and Tennessee. However the U.S. Dept. of Justice continues its efforts to get them to lift their bans.
Here is how Agent Commission Splits typically work, and how they can Make Your Home Buying Less Expensive.
The price you pay the Seller for the home you choose typically includes the Listing Agent’s Fee and the Buyer’s Agent Fee. REALTOR® fees are generally negotiable but but some Agents do not negotiate their fees, so for this example we will say the Listing Agent charges a 6% total fee and offers half of that 6% or 3% in the Realtors’ MLS system to attract Buyer’s Agents working with serious buyers.
Then, since most Agents compete on price, some Buyer Agents attract Buyers by offering Real Estate Rebates in the form of Agent Commission Splits. This can be a Win-Win situation, as long as your Buyers Agent signs a Buyer Agency Agreement stating that they will protect your best interests by providing you full service and professional, Client Level representation.
So You could say Charleston Homes For Sale Realty has hatched a Better way to buy a home or other real estate.
